We are forty to fifty minutes from Malibu along PCH or over Malibu Canyon Road, and we build that drive into the schedule — including opening up a second home so it is ready before you walk in the door.
We charge $88 an hour, flat rate, with a two-person crew on every job — in Malibu the range of homes we see is wide, so we estimate the hours on the call rather than quoting a fixed number up front. A one-bed condo near the Colony runs closer to our 2 to 2.5-hour guide for a standard clean; a multi-level canyon estate off Kanan or Malibu Canyon Road with an ocean-facing deck will run longer. Either way it is the same $88/hour rate, just more or fewer hours.
We are based in the San Fernando Valley. Kanan Road and Malibu Canyon Road are our usual routes out, and PCH traffic can add to it, so we schedule with a buffer rather than promise the impossible.

What is different about cleaning in Malibu

Salt film on Point Dume and Malibu Colony glass
Homes facing the water along Point Dume and inside the Colony pick up a fine salt haze on windows, sliding doors and deck railings faster than anywhere else we service. Left alone it etches the glass, so ocean-facing panes and railings are a standing item on every visit here, not an occasional deep-clean extra.
Opening up a second home before you arrive
A large share of the homes we clean in Malibu sit empty between owner visits. Before you land, we run the taps to clear stale water from the lines, check under sinks and in closets for mildew, and dust down surfaces that have been sitting closed up — all part of the same $88/hour visit, just scheduled around your arrival.
Gate codes and narrow canyon-road access
Properties off Kanan Dume Road, Malibu Canyon Road and the smaller canyons in between can mean a narrow, sometimes one-lane private road with a keypad gate at the bottom. We collect the code and any access notes before the crew leaves the Valley, so nobody is idling at a locked gate or backing a van down a blind curve.
Sand tracked in from the beach
Homes near Zuma, Point Dume and the Colony get sand worked into entryways, hallway rugs and shower floors in a way inland homes simply do not. We budget extra floor time for beach-access homes so sweeping and mopping actually keeps up, instead of rushing through it in whatever minutes are left.
Just outside Malibu? Pacific Palisades, Topanga and Point Dume are all part of our regular Malibu run, so if you are on the edge of the city the answer is almost certainly yes — same $88/hour rate, same crew.

Regularly. Both are on our normal Malibu run, along with Pacific Palisades and Topanga just to the east. Ocean-facing homes in these pockets get the extra attention on glass and railings described below as a matter of course.
